Real Estate Development Project Advisory

“We design trust across the full lifecycle of complex development projects through experience and expertise.”
LK PARTNERS secures structural stability and minimizes risk across every stage of real estate development. Beyond legal advice, we deliver end-to-end support from feasibility reviews and permits to financing, stakeholder alignment, and dispute prevention and response. Clients receive predictable outcomes they can rely on.
Overview

Development projects require layered legal and financial procedures: feasibility, permits and approvals, financing structures, and stakeholder coordination. Large assets such as logistics centers, data centers, residential complexes, hotels, and mixed-use facilities involve multiple parties and complex central and local permitting under planning, building, environmental, and traffic laws. If legal risks are not identified and controlled, schedules slip, financing costs rise, permits can be denied, and investments can be lost. Systematic legal review from the outset is essential.

With extensive experience in domestic and cross-border projects, LK PARTNERS supports the full cycle from initial feasibility to permitting, contracting, financing structures, and dispute prevention and resolution. We tailor strategies by asset type, analyze regulations and interests, optimize structures, secure approvals, arrange funding, and manage risks. We coordinate among developers, contractors, trustees, lenders, and investors, support contract execution, and establish prevention and response systems that keep projects on track and protect returns.

Overview

Redevelopment and reconstruction are high-complexity projects at the intersection of multiple statutes, including the Urban Renewal Act, Building Act, and Housing Act. Association members, developers, contractors, municipalities, and lenders participate at each step. If legal risks are not precisely managed during association establishment, committee operations, permitting, contractor selection, project implementation approval, and management and disposition plan approval, projects face delays, disputes, and member losses.

We design stable, predictable financing structures from fundraising through completion. In PF, refinancing, and investor onboarding, we review finance documents, build investor protections, perfect security, and manage risk to support successful execution and investment safety.
Overview

Success in large developments depends on financing design and risk control. PF, refinancing, and investor onboarding require coordination among lenders, developers, contractors, and investors. Legal risk management is required at every stage. PF carries high risk over long horizons. Without precise structuring of contracts, security, cash management, investor protections, risk allocation, and controls, projects face delays, liquidity stress, and losses.

Based on mandates for extra-large projects such as data centers, logistics hubs, and residential or mixed-use developments, LK PARTNERS supports PF structure design, financing and contracting, security and investor-protection frameworks, and more. We have experience with PFVs, REITs, and real estate funds. We deliver regulatory responses, tax optimization, investor protections, risk-sharing mechanisms, and cash-flow controls.

Real Estate M&A and Asset Transactions

We target structural stability and legal transparency across the deal lifecycle. For corporate and asset acquisitions, structured transactions using REITs, PFVs, and real estate funds, and large cross-border deals, we provide systematic support for due diligence, negotiations, regulatory clearances, financing, and risk management through closing.
Overview

Real estate corporate and asset M&A combines legal, tax, accounting, regulatory, and financing issues. Deal structures determine tax burden, funding methods, regulatory approvals, closing certainty, and returns. Systematic risk analysis and legal certainty are essential from the outset. Large deals require risk identification through legal, financial, and tax due diligence, negotiation of SPAs and asset or business transfer agreements, regulatory and permitting responses, and financing design. Without expert legal counsel, delays, tax risk, compliance failures, and losses can follow.

With experience in domestic and cross-border acquisitions and disposals using REITs, PFVs, and fund vehicles, LK PARTNERS delivers stable, effective legal services from early structuring to signing, approvals, lender coordination, and post-merger integration. We advise inbound investors into Korea and Korean buyers on outbound assets, coordinating complex interests while managing risk.
